Why talk to a local advisor first

Shop with a pre-approval

Sellers take buyers more seriously when a lender has already checked their income and credit.

Mountain property can be tricky

Land, manufactured homes, private roads, wells and septic can all change which loans fit. A local advisor has seen them before.

One person you can call

You work with the same advisor from the first question to closing day, not an 800 number.

Common questions

Does it cost anything to talk to an advisor?

Asking is free through Ask WNC, with no obligation. Before you apply, the advisor must give you the costs of any loan in writing.

What is the difference between pre-qualified and pre-approved?

Pre-qualified is a quick estimate based on what you tell the lender. Pre-approved means the lender has checked your income, assets and credit, which carries more weight with sellers.

Can I get a loan to buy land or build a home?

Often, yes, through a construction or land loan. These work differently from a regular mortgage, so it helps to talk to an advisor before you buy the land.

What is a reverse mortgage?

A reverse mortgage lets homeowners 62 and older turn part of their home equity into cash without a monthly mortgage payment. You still pay property taxes, insurance and upkeep, and you must meet with a HUD-approved counselor first.

Can I borrow to renovate a home?

Some loans include the cost of repairs or updates, so you can buy and fix up a home with one loan. An advisor can tell you which ones fit your plans.
