Why a real appraisal
Independent
The appraiser has no stake in the price. The job is to get the value right, not high or low.
In writing
A written appraisal is what courts, estates and the county look at. An online estimate is not.
Mountain homes are hard to price
Slopes, views, acreage and few nearby sales trip up online estimates. A local appraiser knows the area.
Common questions
I am buying with a loan. Should I order an appraisal here?
No. When you buy with a loan, your lender orders that appraisal. Ask WNC is for appraisals you order yourself, such as for selling, an estate, a divorce or a tax appeal.
Is an appraisal the same as an online estimate?
No. An appraiser visits the home, measures it and compares it with recent nearby sales, then signs a written report. Online estimates use a formula and never see the house.
Can an appraisal help me appeal my property taxes?
It can be strong evidence. Each county sets its own appeal process and deadlines, so check with your county tax office.
Do I need an appraisal for an estate?
Often. Estates commonly need the value as of the date of death, for taxes and for dividing property. Ask the estate attorney or accountant what they need.
How long does it take?
Ask the appraiser when you talk. It depends on the property and how busy the schedule is.
Need to know what a home is worth?
It takes about a minute, and you'll know who is calling before you send.
